Keeping security deposit on cancellation

CANCELLATIONS. (a) A rental deposit is required at the time of Your Reservation. All Rental fees are due and payable sixty (60) days before the arrival date of Your Reservation. All rental fees are non-refundable unless there is a mandatory hurricane evacuation.

We need the option to keep a deposit so that I guest cannot hold our property until 30, 60, or 90 days before the reservation without collecting any revenue.
