Payout Report for Owner

the iGMS report includes the full guest payment, showing nightly rates, cleaning fees, Airbnb fees, and taxes. While this is useful for tracking overall bookings, it doesn’t reflect the actual income received by the owner.

Airbnb’s own report, however, shows the net payout—the true amount that reaches the owner after Airbnb retains all taxes and service fees. Since these never go to the owner, they shouldn’t be included in the owner’s report.

For accuracy, owner statements should be based only on the Airbnb payout report, which represents the exact income deposited. iGMS reports can still be used for operational tracking, but the owner-facing report should reflect net payouts only.
